A furnished office in Chicago is a private, lockable room inside a managed centre: desks, chairs, internet, reception, cleaning and meeting rooms are already there, and the rent is one number. For teams of two to twenty it is usually the fastest way into a downtown address — and often the cheapest once fit-out is counted.
What furnished suites cost here
Serviced suites in our Chicago set are priced per ft² like any other unit, but they skew small and finished, so the rate is higher: expect $4 to $6.97 per ft² a month for a room under 300 ft², against a typical $2.69 across all 630 listed offices. In dollars, the small end starts at $121 a month for 54 ft² at 200 South Wacker Drive and $130 for 43 ft² inside the John Hancock Center. A 969 ft² fitted suite at 155 North Wacker Drive asks $6,250; a 1,184 ft² suite at 125 S Clark Street asks $6,240.
Why the per-foot rate is not the whole story
A conventional Chicago lease at $2.30 per ft² looks cheaper than a serviced suite at $4.60 — until you add what the serviced price already includes. Fit-out on a raw 1,500 ft² floor, furniture, cabling, a receptionist and a cleaning contract will typically add $2 or more per ft² a month across a three-year term, plus the capital up front. Serviced centres also let you sign monthly rather than for five years, which is why «month to month office space» is one of the more common searches that lands on our Chicago pages.
Where the fitted stock is
South Loop (60605) has the highest concentration — 26 units at a typical $4.48 per ft², in South Michigan Avenue 800 and the South Loop Roosevelt building. The Loop's Jackson–Monroe blocks carry fitted floors at 141 W. Jackson, Suite 300A ($3.34–$4.99, 431–1,507 ft²) and 55 E. Monroe Street, Suite 3800 ($2.37–$2.90, 517–5,490 ft²). Along Michigan Avenue, 401 North Michigan Avenue, Suite 1200 lists five suites of 194–1,012 ft² at $4.48–$4.94 per ft², $870 to $4,750 a month, and 444 N Wabash Avenue five more at $840–$4,950.
Reading a serviced quote
Confirm four things: the number of workstations the price assumes, the meeting-room allowance, whether internet is dedicated or shared, and the notice period. Then ask what the rate becomes in month 13 — most Chicago operators quote an introductory figure. Compare the total against a conventional unit of the same size on the Chicago listings page; both formats appear side by side with floor, size and asking price.
