Cheap office space in Chicago exists, and it is not in the suburbs. Of the 630 private offices we list across 81 business centres, 119 ask under $1,000 a month and 54 ask under $500 — most of them inside downtown towers, because the cheap units are small rooms in buildings that price large floors.
The bottom of the market
The lowest asking rent in our Chicago listing is $121 a month for 54 ft² at 200 South Wacker Drive. Just above it sit a cluster at $130: 43 ft² rooms in the John Hancock Center, 111 West Jackson, 1500 North Halsted Street and South Riverside Plaza, and 86 ft² rooms at 444 W Lake Street, 155 North Wacker Drive and 564 W. Randolph Street. At $140 you can take 97 ft² at 30 South Wacker Drive or 54 ft² at Lincoln Park Center. These are single-occupant rooms inside managed centres — not a lease, but a real door with your name on it in a Loop address.
Where the low per-foot rates are
If you are buying floor area rather than a single room, the cheapest per-foot units in the city are at 180 N. Stetson Street and West Randolph Street 564, both quoting $1.16 per ft² — 129 ft² for $150 a month, or 258 ft² for $370 at $1.43. North LaSalle Street 620 and 30 South Wacker Drive start at $1.45, and 444 W Lake Street, North Ashland Avenue 1200 and 155 North Wacker Drive at $1.51. Twenty-four units in total ask under $2 per ft², against a typical $2.69 across the listing.
Small offices in numbers
188 of our Chicago units are 500 ft² or smaller, and 69 of those are under 200 ft². Across that small-office segment, monthly asks run $121 to $3,200, most often around $700. Put differently: a two- to four-person room in a downtown Chicago tower is a $500–$900 monthly decision, not a $3,000 one. For comparison, a shared desk in the same buildings is $385 a month, so two people in a private room at $700 already beat coworking.
Cheap without the trap
Three things to check on any low quote. Ask whether the figure is the asking rent only — in Chicago, operating expenses, taxes and electricity are frequently billed on top under a modified-gross lease, and on small suites that can add materially. Ask how long the rate holds; introductory pricing at serviced centres usually resets after twelve months. And check building access hours and lift wait times: the cheapest rooms tend to be on the lower or interior floors of older towers.
